This Agreement is entered into on the date below for the short term rental of 154A Washington Avenue, Golden, CO 80401, The Charming Downtown Golden Bungalow. Your Hosts are John & Julie. PRIMARY RENTER - The minimum age of primary renter is 40 years old. If primary renter is under the age of 40, there will be an additional $5000 refundable security deposit. The deposit will be returned if all rules have been followed and there is no damage to the house, barn or property.
CHECK IN - Is 4PM until 10PM only. The primary guest must be present at check in. We have supplied an instructional guide (The Golden Bungalow) on how to use the heating/cooling, extra linens, trash location, parking arrangements and answer any questions. Early arrival or late check out is only allowed with 48-hour prior request, not guaranteed, and may carry extra charges.
WEEKEND CHECKOUT - Friday and Saturday must be rented together. We do not allow check-in or check-out on Saturdays or Holiday's. Pricing not valid for Saturday check-in or check out.
AFTER BOOKING, but 30 days BEFORE YOUR STAY - Complete the Rental Agreement– Guest Stay Information and Planning Sheet and send to us at Reservations@TogetherInColorado.com. Guest List must be provided for all day guests and all overnight guests 10 days prior to stay. Anyone not listed that enters onto the property shall be considered unapproved extra guests. You will be charged at $200 each/day for unapproved, extra guests.
OCCUPANCY- The number of overnight guests is limited to 8 people max.
All Guests, including children, additional day guests, or people stopping by, must be registered. If there are unregistered guests, you will be charged $200 per person, per day. Preregistered guests are much less or even free so please register everybody who is coming.
Having more than 8 people or 3 cars onsite at any one time is a serious violation that is not allowed under any circumstances. If the primary renter is not staying at the house or won’t be arriving first, then a responsible party who is staying at the house must sign this contract and send a copy to Reservations@TogetherInColorado.com at least 48 hours prior to arrival. All adult guests must read these rules.
FIRE DANGER- Wood and Charcoal fires are never allowed. Use of BBQ grills is allowed if:
There is no fire ban or restrictions prohibiting it. You must check www.jeffco.us/511/Fire-Restrictions-Bans before using the gas grills.
Wind speed is less than 15 mph.
The BBQ grill must ALWAYS be attended by a responsible adult when burning.
You accept full responsibility for safe use of the BBQ Grill and agree to pay any fines or damages caused by your use of the BBQ Grill.
SMOKING- If you have smokers in your group, they may smoke on the deck, gravel area, or driveway but must use a sand bucket to dispose of butts and ashes. No butts or ashes may be thrown on the ground at any time. Check the fire district or sheriff website for any smoking restrictions or fire bans which can be more restrictive during fire restrictions/bans. Smoking is not allowed inside the house or buildings, or the grassy areas outside.
The main risks are: OVER OCCUPANCY - Our permit limit is 8 people overnight.
NOISE- No outside noise louder than normal voices allowed from 10PM-8AM (8PM-8AM on school nights). If arriving or leaving or outdoors between those hours, please be sensitive to the neighbors who value the peace and quiet of the area, especially after dark. Always respect the neighbors right to peaceful enjoyment of the residential neighborhood.
PARKING - 3 cars max in front of the house. Please leave driveway to the left open for guests below the house. No on street parking allowed Washington Avenue.
If there is a violation of these critical house rules, the Host or Sherriff will ask you to leave the property at once. In this case, you and your guests agree to leave the property at once, surrender your entire security deposit, and no refund of unused rent. Our retention of the security and deposit and unused rent shall be LIQUIDATED DAMAGES and not a penalty. The parties agree that the damages suffered by the Hosts for violations of the house rules (including fines and potentially loss or suspension of license) are not readily ascertainable, and that the retention of the security deposit and unpaid rent is a fair and reasonable liquidated damages.
PETS - The Golden Bungalow is pet friendly. We will ask for a small donation for extra cleaning of carpets, furniture, baseboards, and refrigerator coils so we can keep the property fresh and clean for all of our guests who may suffer from pet allergies.
For your pets safety as well as our home, pets may not be left alone in the house or locked in a room at any time. We appreciate your efforts to keep your pet in a kennel or boarded offsite while you are away from the home. (We have one medium sized kennel which we can loan to you.)
There is a fenced backyard your pet can use. It may be a shared yard if there are guests below during your stay, so, please do not leave your pet unattended. There is a possibility of conflict with neighbors who walk their dogs in the neighborhood. For your pets safety they must always be on a hand leash or under reliable voice control when outside. We appreciate your efforts picking up after your pet and disposing in the exterior trash cans.
Surprise animals of any kind at any time will result in added charges up to $500/day.
DAMAGED OR MISSING ITEMS- Notify the manager at once if something breaks or spills that you can’t repair properly or clean up by yourself. If it wasn’t your fault or it’s normal wear and tear, we don’t charge for that but please still let us know anyway, so it doesn’t impact the next family checking in after yours. Our policy is to charge only the cost of the repair replacement if it was your fault and if we are promptly notified. If we aren’t notified promptly, we may charge double the cost of the repair or replacement. Damage insurance is available from several booking sites or third parties.
HOLD HARMLESS - The Guest shall neither hold, nor attempt to hold, the Owner, Owner's agents, contractors and employees liable for any injury, damage, claims or loss to person or property occasioned by any accident, condition or casualty to, upon, or about the Premises including, but not limited to, defective wiring, and the breaking or stopping of' the plumbing or sewage upon the Premises, unless such accident, condition or casualty is directly caused by intentional or reckless acts or omission of the Owner. Notwithstanding any duty the Owner may have hereunder to repair or maintain the Premises if the improvements upon the Premises are damaged by the negligent, reckless or intentional act or omission of the Guest or any licensees, invitees or co-Guests, the Guest shall bear the full cost of such repair or replacement. The Guest shall hold the Owner, Owner's agents and their respective successors and assigns harmless and indemnified from all injury, loss, claims or damage to any person or property while on or driving away from the Premises or any other part of the Property, which is occasioned by all acts or omission of the Guest, Guest's licensees, invitees or co-Guests. The Owner is not responsible for any damage or destruction to the Guest's personal property.
ALLERGENS AND PATHOGENS - There are many allergens and pathogens in the Colorado mountains. These include Pine Trees and other pollen, mold, dust, animal dander, bacteria, viruses, and others. We are not responsible for allergic reactions or sickness so if you are allergic or vulnerable to anything, please be aware that we do not give refunds for allergies or sickness. The Golden Bungalow is on a paved, plowed road and we do plow the driveway whenever there is more than ~4” snow accumulation. Normally a 4-wheel drive/AWD vehicle is not required but if you are arriving or leaving the house during a snowstorm, 4WD/AWD and good tires may be necessary.
CONDUCT - The Guest shall ensure that the conduct of Guest and Guest's family, guests and invitees is not disorderly or boisterous and does not harass, disturb or interfere with the rights of health, safety and welfare, and the peaceful enjoyment of their property, comfort or convenience of other residents of the neighborhood or Owner. Guests agree to comply with all rules, laws, regulations and covenants of the community where the Premises are located.
UNAVAILABILITY - In the unlikely event there is a problem with the property making it unusable, we will try to find you equal or better accommodations in one of our homes but if we are not able to do that, we reserve the right to cancel your booking and issue a full refund. Trip insurance is available from several booking sites or third parties and we highly recommend it.
CHECK OUT time is by 10AM. If you need a late check out, let us know at least 48 hours prior so we can arrange to reschedule our cleaning people. If not notified and you check out later than 10:30 AM, we reserve the right to charge another night’s rent. Standard cleaning charges are for cleaning bathrooms, kitchen, laundry, dusting, floors, stripping and re-making beds, restocking paper products, cleaning supplies, and resetting linens. Other than those things, the property is “LEAVE IT AS YOU FOUND IT”. We reserve the right to charge for extra cleaning if the property is left in a messy or unusually dirty condition.
CHECK OUT CLEAN UP
Please load and run the dishwasher upon departure.
(In summer months) Start the evaporative cooler or fan and open a window in the farthest bedroom. This is for fresh air circulation.
Please strip all used beds and either wash or place bedding in front of laundry area.
Load and run the washing machine with AT LEAST 1 load of towels (keep the red towels separate please. Washing as many towels as possible and sheets of course will be helpful for the cleaning staff, but is not required).
Pack all your personal items such as cell phone chargers, medications, and clothing.
Tips for the cleaners are appreciated but even better is an excellent 5 star review and/or a referral to your friends, co-workers, or family members.
Turn off all lights and lock all doors.
Put the key back in the lockbox.
CANCELLATIONS- The Golden Bungalow has a “no refund” policy except the security deposit and cleaning fee will be refunded if you cancel before checking in. If you do need to cancel, let us know as soon as possible. Once notified of your intent to cancel, we will attempt to re-rent the property and refund the replacement guest rent payment for your booked nights, up to your rental amount less a $100 cancellation fee. Extra day-guest/event fees are non-refundable. Travel insurance is available from most booking sites and third parties and is highly recommended.
