Downtown Golden Bungalow – User Manual and House Rules
Thank You for booking the Downtown Golden Bungalow.
Please review your booking confirmation for the correct number of overnight guests and let us know if there may be others stopping by during your stay. If you have any questions or need to make corrections, please reach out right away. Our Contact info is John&Sylvia at 303-223-9753.
You will receive an email from us (Get@TogetherInColorado.com) shortly before your agreed arrival time with access instructions. In some cases we can arrange for early check-in but ask us at least a day in advance so we can coordinate with our cleaners and collect the $25/hour early check-in charge.
If you want to know any “locals secrets” like where to go or what to do, we love to share what we know about the area and what’s going on. VisitGolden.com and Goldentoday.com also have a lot of good info on the many options in the area.
The Address is 154 Washington Avenue Golden, CO 80403. Normal check in is 4PM til Midnight latest but please be considerate of the neighbors anytime, especially if arriving after dark. Quiet hours are 10PM to 8AM so as not to disturb our very nice neighbors.
Parking is in front by the Blue Door and alongside the house on the left. 3 cars max. Please keep the driveway on the far left open for the downstairs tenant who parks in the back by their separate entrance.
1. Be a good neighbor.
2. Park only in the 3 designated parking spaces.
3. If you do smoke, please go outside on the deck and don't throw butts or ashes on the ground. We often have guests that are non-smokers, families, or people allergic to smoke so we need to keep the inside completely smoke free.
4. Safety and Security
a. If there is an emergency, CALL 911- The address to give the 911 operator is 154A Washington Avenue Golden, CO 80403. Please follow up by calling our 24 hour Hotline at 303-223-9753 so we’ll know what happened and we can answer any questions from the neighbors if they ask.
b. The Wi-Fi network only has basic password protection and, while we aren’t aware of any problems in the past, we are not responsible for any losses due to hackers. The WiFi code is 3032150296 and the network name is 154Washington-Guest.
c. Some of our properties or their neighbors may have exterior security cameras or video doorbells.
d. The fireplace is controlled by a thermostat on the wall near the kitchen. (Separate thermostat from the main heating thermostat in the front living room.)
5. The cooling in summer is by window AC units. Please turn off the furnace thermostat in the front room ,and the fireplace thermostat all the way down when using the Air Conditioners.
6. BBQ grill by the bottom of the stairs is yours to use but please don't leave it unattended while on. Turn the propane bottle off when finished.
7. OCCUPANCY-
a. The number of over-night guests is limited to the number you specified on your booking. (Children under one-year old excluded). Approved Day-guests “just stopping by” are allowed up to 8 total including the guests on your booking. Unregistered extra guests are $500 each person so please register everyone.
b. Contact us to discuss additional people stopping by, or spending the night, or more than 3 cars anytime during your stay.
8. TRASH- Recycling of aluminum and clean plastic only go in the recycling container with the Blue Lid. Normal trash/garbage goes in the can with a black lid. Left side of house near the rear.
9. NOISE-This is a residential home in a residential neighborhood. No outside noise allowed from 10PM-8AM. (8PM-8AM on school nights). Please be considerate of the downstairs tenants.
10. DAMAGED ITEMS- Notify the manager immediately if something breaks or spills that you can’t repair properly or clean up by yourself. Our policy is to potentially charge no more than the actual cost of the repair or replacement if it was your fault and we are promptly notified. If we aren’t notified in a timely manner, we reserve the right to charge up to double the cost of the repair or replacement plus another night rent if it impacts the guest after you.
11. HOLD HARMLESS. The Tenant shall neither hold, nor attempt to hold, the Owner, Owner's agents, contractors and employees liable for any injury, damage, claims or loss to person or property occasioned by any accident, condition or casualty to, upon, or about the Premises including, but not limited to, defective wiring, and the breaking or stopping of' the plumbing or sewage upon the Premises, unless such accident, condition or casualty is directly caused by intentional or reckless acts or omission of the Owner. Notwithstanding any duty the Owner may have hereunder to repair or maintain the Premises in the event that the improvements upon the Premises are damaged by the negligent, reckless or intentional act or omission of the Tenant or any licensees, invitees or co-tenants, the Tenant shall bear the full cost of such repair or replacement. The Tenant shall hold the Owner, Owner's agents and their respective successors and assigns harmless and indemnified from all injury, loss, claims or damage to any person or property while on the Premises or any other part of the Property, which is occasioned by all act or omission of the Tenant, Tenant's licensees, invitees or co¬tenants. The Owner is not responsible for any damage or destruction to the Tenant's personal property.
12. CONDUCT. The Tenant shall insure that the conduct of Tenant and Tenant's family, guests and invitees is not disorderly or boisterous and does not harass, disturb or interfere with the rights of health, safety and welfare, and the peaceful enjoyment of their property, comfort or convenience of other residents of the complex, neighborhood or Owner. Tenant will comply with all rules, regulations and covenants of the community where the Premises are located.
13. Damages and/or VIOLATION of any of these rules can cause losses or penalties exceeding your security deposit. In this case, you agree to pay those amounts within 30 days after you receive an itemized statement from us. For major violations of these house rules, you may be asked to leave and/or your entire security deposit may be retained as liquidated damages.
14. CHECK OUT time is by 10AM. Basic cleaning charges are for cleaning bathroom, kitchen, laundry, dusting, floors, making beds and resetting linens and supplies. Other than those things, the property is “leave it as you found it”. Please load and run the dishwasher, load and run the washing machine/dryer with the towels (keep red towels separate please), don’t forget to pack all your personal items such as cell phone chargers, medications, and clothing.
